Listing Increase As We Go Into Winter??

As the year continues, the real estate market continues to drag. This November felt much more seasonal than in past years. Most agents were discussing how it felt like any buyers we had packed up for the holidays. With a drop of 8.4% in overall sales, what we felt was true. And we added 8.8% listings to the market at a time of year when we usually don’t increase inventory. Between more listings added and fewer homes sold, it was slow. With higher-priced homes continuing to sell the median price did increase by 1.9%. But those agents in the field will tell you it is a very tricky market, and every sale is a struggle.

 

The area we are seeing quite a bit of stress in is condos/townhomes. They saw a .1% decrease in value, but I will share the fact that they have become quite difficult to sell and price drops continue to hit without sales. I expect this market will see future declines due to higher HOA’s and unreasonable insurance for HOAs. This is a nationwide issue affecting HOA’s but has made it difficult on sellers locally.

 

December will bring another FED meeting. The betting markets show an 85% chance of a quarter point drop. With economic data pouring in that is worse than many thought, I believe the FED will drop the rates. If they do not, they will use a lack of government data from the shutdown as their reason. 

 

Nationally we have a drop in non-farm payroll jobs. We followed that up with a drop in private employment job losses. The government added 10,400 jobs. But then we saw downward revisions in October’s overall job numbers.  In the last 4 months, we have lost 158,800 jobs.  The job market deterioration continues and is something to continue to watch. Manufacturing data continues to struggle marking 9 months of contraction. And while all this data continues, the 10-year treasury remains above 4 percent, and mortgage rates remain stagnant. No real reprieve for the consumer, and yet the seller is no longer in control of the market either. The buyers are in more control now than in many years but have a lack of security and wages to now take advantage of it.
